Vince Clingenpeel: Hi! I m Vince Clingenpeel, Home Inspector. We re talking about things that you should be expecting from your home inspector. Not every roof is going to be as easily accessible and safe to walk on as this one. It s up to the opinion of your inspector as to whether the roof can be walked. Still there is no better way to inspect a roof than to get on one. When we re up here one of the things we re looking at is the condition, a general condition and age of the shingles, trying to gaze perhaps its working life. When you re up here, you re also looking at the condition of the flashings. The head of the chimney, the chimney cap, the chimney hat, the flue lining. I notice on this chimney there are some dark streaks. That s an indication of creosote buildup. Any penetrations, the 01:01 valleys, the woodwork that s here, these are things that you look for. Next thing we re going to do is the garage.
