Vince Clingenpeel: I m Vince Clingenpeel, Home Inspector. We re talking about what you should expect about your home inspection. We re in the bathroom now. I ll show you a couple of things that we look for when we re doing the inspection in the bathroom. Always check the lights, check the fan, just to make sure it s running good. Flush the toilet, I always want to get down and make sure the toilet is mounted to the floor well. Then get to the sink, we re going to run the water. We re going to fill up the basin, this is a tip for everybody that does homeowner work you re looking or a leak. Fill up your basin, check your water flow, and then that way you re inundating the inside of the pipe, and if it s going to leak that s when it s going to happen, also looking at the supply valves, the lines, any overflow, any issues that might be a problem looking at the bottom of the cabinet for leaks that might have been there a long time.

Then we look at the bathroom, shower, always check the flow, the shower flow, looking at the cocking, the general condition of the tile, notice that here we have a little crack, hairline crack. That could be an important feature. Next thing we want to look at the electric. In this bathroom, it s an older house; we don t have a plug. All we have is a receptacle up here at the light. That means, I can t use my little GFCI tester, the Ground Fault Circuit Interrupter. This is certainly upgrade, that I would recommend for safety as well as for comfort of the owner. Now let s go to the family room.
