Vince Clingenpeel: I m Vince Clingenpeel, Home Inspector. We re talking about the things you should be looking for with your inspection and what you should expect from your inspector. We re at the furnace. First thing I notice is the overall condition of the exterior cabinet and then I want to look on the inside. What I m looking for on the inside is overall cleanliness, looking for any rust deposits, anything that might be coming from the air conditioner. This is called a split system. This is a furnace and an air conditioner in one. All these electronics are above the scope of the home inspector. I m just verifying that it is working as intended at this time. Then I want to check the air cleaner. Pull it out. I want to check its overall condition, see how clean it is. Once again this house is well cared for. I want to look into inside the cabinet looking for any problems, any rust, mould, mildew; anything that could be a potential hazard.

I hope you enjoyed this condensed version of the home inspection. Obviously there are so much more to it. It takes two-and-a-half to three-and-a-half hours. The home inspector does not have x-rayed vision. We are not clairvoyant and we don t know what s behind the walls, we don t know when the water heater is going to die. We only report on the condition that it was today. A lot of people have got more questions. One of might be how much? Everybody wants to know how much.
